Buying and Selling in Mexico Can be Complicated

Compared to prices in the US and Europe, buying a house, condo, or land in Mexico offers good value for the money. Land costs are typically lower, as are the costs of maintenance, taxes, and utilities.

Why would someone want to buy property in Mexico?

There are different reasons someone would want to buy property in Mexico. Snowbirds, who want to escape the cold, harsh winter months up North, might buy a condo so they can spend half the year someplace warm and sunny. Retirees looking to make their IRA accounts last longer relocate to Mexico for the affordable lifestyle. And real estate investors buy property in Mexico because there are plenty of deals and opportunities to make a huge return on investments.

Having said this, there are three important things to consider before buying property. Those are: location, local infrastructure (roads, airports, services) and local amenities.

You need to decide what areas of Mexico will suit you. For instance, many of my clients are attracted to Playa del Carmen because it has a very large expat community and offers a trendy atmosphere. But you may prefer Cancun or Tulum instead. It will take time and research for you to choose the right location. You’ll most likely want to spend as much time as you can exploring the different coastal cities and villages that make up the Mexican Riviera.

The location of your home or condo will be very important should you ever want or need to sell it. Where your home is located (in a popular tourist destination or off the beaten path) will affect its sales price and the time it takes to sell the property.

When it comes to selling property in Mexico, my experience is, those homes located in popular resort areas like Playa del Carmen and Cancun sell much quicker than those in quieter areas away from the coast, where amenities and local services are not as robust.
